50 Alden Street

National Multifamily is pleased to have sold 50 Alden Street, a 3-unit multifamily property located in Stamford, CT.

Property

The property contained 2,640 square feet of gross living area. Built in 2019, the property was situated on a 0.12-acre lot. There were 4 off-street parking spaces located in the rear. Tenants paid for heat and hot water through individual gas FHA systems and hot water heaters. Each unit also had central A/C.  Coin-op laundry was located in the common basement.

Strategy

The owner of the property had reached out to Matt Cawley of National Multifamily to sell the property after having completed a very successful transaction together nearby in Stamford.  The National Multifamily team was able to quickly create a full analysis and marketing package for the building detailing out the financials of the property as an individual asset and as part of a two-building portfolio.  With multiple tours in the first week of launching the deal, National Multifamily began to field offers.

Result

While most offers came in for the entire portfolio, ownership was attracted to an all-cash offer made individually for just 50 Alden Street.  National Multifamily was able to complete a quick due diligence period on the property that included a building inspection to lift contingencies and close shortly thereafter.  The results of the successful deal included:

1) An all-cash deal that closed 28 days after contract signing

2) A formal due diligence period that included a full property inspection completed within 14 days of contract signing

3) The sale of the 6-unit multifamily correlated to a closing cap rate of 6.63%
